If you have decided to buy new property or undertake significant building works, a UCB Special Deferred Mortgage is one of the capital repayment mortgage solutions that we can offer you. It will enable you to optimise your financial flow allowing you, for instance, to pay virtually nothing for a period of up to 36 months, by which time the property should be ready for occupation! You can choose between deferment of capital only or total deferment which also includes the interest. In the case of a rental investment (VEFA only, meaning acquisition of a property to be built, off-plan) deferment is also possible so that the first repayment can coincide with the collection of the first rent.

  • The term of this mortgage is from 7 to 30 years.
  • You can borrow up to 85% of the property value.
  • You can make early capital repayments at any time.

Advantages:

  • A discount rate is applicable throughout the duration of the deferred period (1 to 36 months) and for the following first 3 months during which you will be paying off the capital, (4 to 39 months minimum fixed rate period guaranteed). It’s up to you to choose the duration of the deferred period.
  • You can modify your monthly repayments(*).
  • Optimise your financial flow by matching your mortgage repayments with rental income (VEFA only).
